Separate rent from services
A useful housing budget identifies base rent, required recurring charges, included services, resident-paid utilities, deposits, and optional products separately. Ask for the current breakdown for the specific apartment before applying.
Legacy Live Oak materials reference water, sewer, and trash, but utility arrangements may be lease-specific. The current written lease controls what is included.
Ask precise questions
For each service, ask who opens the account, how billing works, when charges begin, and whether usage limits or additional fees apply. Confirm electricity, internet, cable, pest service, and any other item rather than assuming it is bundled.
If a charge appears in an application portal, read the provider's terms before paying. Keep copies of quoted amounts and receipts.
Let the lease resolve conflicts
Marketing summaries can be shortened or become outdated. Compare every important claim with the lease and ask for written clarification before signing when the documents do not match.
